Questions Worth Asking.

What's the difference between loan maturity and amortization?

Maturity is the repayment deadline. Amortization determines the installment calculation. A ten-year loan amortized over thirty years generally has a remaining balance due after year ten.

How does interest-only financing affect DSCR?

Interest-only payments typically reduce initial debt service, increasing modeled coverage. When amortization begins, payments may rise and DSCR may fall. Compare actual first-year coverage with the post-interest-only estimate.

Why can a lower payment still create refinancing risk?

Slower principal repayment leaves a larger balloon. Refinancing depends on future property income, value, interest rates and lender availability—not just today's monthly payment.

What happens when a commercial mortgage matures?

The remaining principal becomes due in addition to the final scheduled installment. Borrowers may repay, sell or refinance; an extension requires lender agreement.

What's the difference between LTV and LTC?

LTV compares loan principal to property value. LTC compares it to eligible project costs. Lenders may define eligible costs and valuations differently.

How do lenders evaluate debt coverage?

They may adjust income, expenses, reserves and debt service for underwriting. Thresholds depend on the lender, property and structure. The coverage bands here are illustrative.

Does a strong DSCR mean my loan will be approved?

No. Lenders also assess collateral, sponsor experience, liquidity, credit, tenancy and other factors. No calculator ratio guarantees eligibility or terms.

What financing costs are excluded from this calculator?

Only entered origination and closing fees plus modeled interest are included. Unentered legal, appraisal, title, reserves, taxes, insurance, hedging, prepayment and other costs are excluded. Floating rates are not forecast.
